We Specialize in Litigation Valuation & Support
Although we provide appraisals for virtually all of the most common reasons, we specialize in the most demanding area in the appraisal industry; litigation.
Our litigation expertise includes property tax appeals, eminent domain, condemnation (actual physical or inverse), bankruptcy, foreclosure, forced liquidation, corporate dissolution, partnership / stockholder disputes, contractual disputes, divorce, and the like.
With decades of experience preparing defensible appraisals and reports, we provide competent expert testimony in various federal, state and local jurisdictions.
Litigation Support & Consultation Services
Any 1 of these 3 things will destroy the potential success of any valuation case:
- A Professionally Incompetent Appraiser;
- An Unprepared Expert Witness; and (most important of all)
- An Unprepared Attorney.
Most attorneys are not experts in valuation, particularly valuation of complex real estate uses. That’s why our litigation support and consultation services are such an important benefit to the success of your case. From our decades of litigation experience, we will provide you and your attorney a thorough understanding of the valuation issues central to your case, as well as effective solutions to deal with them.
Our litigation support services include:
- An independent expert analysis of the valuation issues at hand. This analysis will provide a thorough explanation of the valuation issues that must be addressed in your case. It will also provide guidance as to the desired qualifications / professional competence of the appraiser you should engage.
- Critical analysis of your adversary’s appraisal report(s), commonly called appraisal review. Our on-point critical insights provide valuable information in preparation of effective cross-examination of your adversary’s valuation expert; an invaluable asset in every litigation.
- Critical analysis of your own appraisal report(s). We provide valuable information on the strengths and weaknesses in your own case, and offer suggestions on how to effectively emphasize the strengths, as well as minimize or overcome the weaknesses.
- Prepare Deposition and/or Interrogatory Questioning Outlines. This will assist an attorney in extracting essential and valuable information that can assist in either settling a matter, or in an effective cross-examination at trial.
- Prepare Direct-Examination Questioning Outlines. Prepared outlines assist an attorney to provide the judge and/or a jury the important information about the strengths of your case in an orderly, organized, easy-to-understand manner. This is the only opportunity to present your case; we will help you make your best impression.
- Prepare Cross-Examination Questioning Outlines. Prepared outlines in cross-examination is absolutely essential to expose the weaknesses in your adversary’s case without being distracted or sidetracked by an experienced expert witness.
- Witness Preparation: Simulated Deposition, Direct and Cross-Examination. We will work to prepare your attorney and your expert by conducting simulated trial situations. Using the questioning outlines we prepare, we will improve the performance of your expert and your attorney to provide a smooth and factually direct presentation of your case to the judge and/or jury. We’ll also prepare both your witness and your attorney to minimize potentially damaging cross-examination questions from your adversary and/or the judge.
- In Court Consultation. One of the most important benefits to the success of any type of litigation, is the assistance of a professional consultant in the court room. We can provide “on-the-fly” analysis, and additional questioning and/or response assistance to deal with unanticipated situations that always seem to arise during a trial.
As you can imagine, there’s much more to the success of a litigation matter than merely getting any old appraiser and putting him/her on the witness stand; just ask anyone who’s done that.
At Global Valuations, we can’t guarantee that you’ll win your case by using our litigation support and consultation services. But, you can be pretty sure of a loss without having the benefit of the services we provide.
